Space
Entering from the road, you arrive on the second-floor hallway. This level features two beautifully presented bedrooms and a brand-new family bathroom.
Bedroom One: Double size bed, built-in storage, bedroom chair, and serene river views with ensuite comprising of a walk-in shower, toilet and sink.
Bedroom Two: Kingsize bed, built-in storage and large window.
Family Bathroom: Newly fitted with a roll-top bath, large rainfall shower, toilet, and washbasin.
A set of stairs climb further to the Sky Room, bedroom 3, a standout feature set into the eaves. With two Velux balcony systems showcasing uninterrupted river views, a double size bed, built-in storage, and a wall-mounted TV, it’s a truly special retreat.
The first-floor living room provides a warm and comfortable space to unwind, with two sofas, a TV, DVD player, feature fireplace, and a full wall of books and DVDs for relaxed evenings in. Also on this level is bedroom 4, a kingsize bedroom that overlooks the River Dart and features a Juliette balcony, TV, private toilet and sink, and generous storage. Calm, airy, and peaceful, it’s a delightful spot to wake up each day.
On the ground floor, the modern open-plan kitchen-diner awaits. With oak flooring, granite worktops, high-gloss units and a full complement of appliances, including double electric oven, gas hob, microwave, dishwasher, fridge, and radio/iPod dock, this space is ideal for sociable cooking and dining. The table seats six, and patio doors flood the room with light while framing the river beyond and windows that open and double up as a serving hatch.
Step out of the kitchen, through the patio doors to a spacious decked terrace with dining furniture and a glass balustrade, perfect for al fresco meals with a view. A lower gravel and decked level offers further space to relax. External stairs lead back to the road.

Notes
The property has no parking on site; however, you can pull up to unload in front of the main entrance to the property. Once inside you can collect the parking permit for one car and head to the main central car park (Mayors Avenue) which is located opposite M&S, just a ten minute walk from the property.
For additional cars we recommend that during the main season (May-September) the 'Park and Ride' offers the best solution with regular buses running through the day.
Children:
Due to the nature of the layout with stairs, we only accept children over the age of 5.
Pets:
Regrettably no pets allowed.
Mobility:
Given the property layout, we would advise it is not suitable for anyone with mobility issues or young children.

Prior to your stay, we require you to complete a pre-arrival form and sign & agree to our rental conditions.
Neighborhood
The property is on the South West Coast Path so simply step out the front door to enjoy. Take a short walk to Dartmouth Castle and Sugary Cove, or take the ferry across to Kingswear and visit The Daymark to experience the beautiful views.
Families with adventurous young explorers are sure to love nearby Woodlands, just five miles out, where all-weather fun is guaranteed. With a mixture of rides, indoor and outdoor play areas, and even a toboggan run, you’re sure of a good day out. Or why not step away from the shore and take one of the many boat rides which can be caught from the waterfront, with sights to see including historical Greenway Holt, the home of Agatha Christie, and a selection of nautical wildlife too, from seals to sea birds.
Dartmouth is an all year round destination hosting a variety of regional events like the yearly Dart Music Festival (May), the Port of Dartmouth Royal Regatta (August), and the Dartmouth Food Festival (October).
