Set in one of Devon’s most iconic of settings, Higher Venice is a lonely house positioned on the hill just outside Dartmouth.  The property enjoys compelling views of the countryside. Positioned in extensive grounds set over four acres, enjoy the spectacular formal and informal gardens and a large-paved terrace complete with barbeque and outdoor furniture overlooking some of Devon’s finest countryside.

You are welcomed at the property via a grand gravelled driveway that leads directly to the front door with enough parking for three to four cars.  The house opens into a main hallway with typically period styled terracotta tiling.

The ground floor comprises of a nicely sized dining room and separate lounge area that both lead out to the fabulous sunroom.  The sunroom is fit with bi-fold doors that open to the patio and views beyond.  The kitchen is well equipped and suitable for a large gathering with the dining area split between a kitchen and dining room table. There are two ovens, a fridge freezer, dishwasher, washing machine and tumble dryer.  The kitchen will be supplied with t-towels and a sundry pack.

There is a downstairs bathroom with shower, and kids playroom that can act as an extra bedroom, if required, with a futon bed (please enquire when booking).

Upstairs there are five large bedrooms (two are shower ensuites) and a main family bathroom with bath. Four of the bedrooms are double beds, all with stunning views of Devon countryside.  One of the bedrooms comprises of two sets of bunk beds (four singles).

The gardens are truly magnificent, incorporating a beautiful walled garden, two shallow streams, a bluebell wood and wildflower banks.  You can explore the Devon countryside without having to leave the grounds, with walks that not only give a vista of the garden but also of the stunning valley the house is located in. A twenty-minute walk down the path from the back of the garden leads to the superb pubs and restaurants of nearby Tuckenhay.  Or explore further, with walks into Dartmouth and the surrounding area.

This is a wonderful property for gathering the family together and allowing the children to roam in the grounds while the elders watch from the patio above.  Enjoy breakfast on the terrace or in the sunroom and evening barbeques out on the patio. Higher Venice is certainly worth a visit.

"Great house in an absolutely beautiful location!! We had an amazing holiday!"

"We all had a really enjoyable stay. The views were fantastic and the huge garden was just right for our adventurous grandchildren. Our daughter-in-law mapped the garden for orienteering and everyone enjoyed finding the controls. Hide and seek was a favourite activity too. There are some damp problems which are worst in the upstairs family bathroom which need some attention. We enjoyed eating out on the patio and our host Paul was very responsive including arranging for a new gas canister to allow us to use the nice & efficient BBQ."
