Welcome to Steppes, our exquisite retreat for up to thirteen guests in Dartmouth. The property epitomises coastal life at its very best. Sitting amidst the backdrop of the River Dart and rolling Devon countryside, your dream holiday begins here.
From the moment you open the gate to this property, you are rewarded with the most incredible views. Access the front door via several steps, and the hallway will lead you to the open-plan living area. Entering through the front door, the hallway leads you to the open-plan living area. There is a dining table to seat your whole party comfortably, plus an island in the kitchen for sharing stories whilst you cook. The kitchen is modern and immaculate, with everything you could need and more to create culinary magic. The lounge overlooks the River Dart, with floor-to-ceiling windows spanning the whole wall. The space provides ample seating, with two sofas, two armchairs, and a few bean bags. The windows open onto a balcony area with comfortable seating and stunning views.
To best suit families or groups of friends, the bedrooms cater to all generations, sleeping thirteen comfortably across six rooms. One is located on the same level as the living area, with the rest located downstairs. The bedrooms consist of three super kings, one king, one double, and one cabin-style room with three single beds. Large windows provide an abundance of natural light throughout all the bedrooms.
There are two family bathrooms, one with a large bath, and two separate toilet rooms. A separate snug can also be found on the lowest level, underneath the main lounge area. It is the perfect second living area, fit with a telescope, ideal to keep the kids entertained when the sun goes down. The snug opens onto a grand decking area complete with outdoor furniture, perfect for an afternoon of relaxing and watching the boats sail by.
Start the day sipping coffee from one of the balconies, laze in the afternoon sun, and finish the day with a family barbecue on the Astro-turf garden. If you are looking for the perfect holiday in Devon, then this is the spot. With beautiful river views and a stone’s throw from the town centre, it will not disappoint.
There is additional guest accommodation in ‘The Boathouse’. Sleeping five more guests, the space is available on request.
Steppes is located on the water’s edge and less than a two-minute walk from the centre of town. Dartmouth boasts some fantastic bars, restaurants, independent shops and parks for you to indulge in and enjoy.
What makes Steppes extra special is that the entrance is located on the South West Coast Path. There are a number of walks that can be enjoyed just by stepping out the front door, including a short stroll to the Dartmouth Castle.
Steppes is the perfect base for exploring the best of South Devon. Local beaches, including Blackpool Sands and Slapton Sands, are a short drive away. Or visit the nearby towns of Salcombe, Brixham or Totnes. Take a trip on the steam railway or get out on the water. There is so much to explore and discover!
Dartmouth is an all year round destination hosting a variety of regional events to enjoy on your Devon break like the yearly Dart Music Festival (May), the Port of Dartmouth Royal Regatta (August), and the October Dartmouth Food Festival (October).
When booking, there is the option to add ‘The Boathouse’, sleeping five more guests and available on your request. The accommodation is self-contained with a small functional kitchen, bathroom with a shower, and two bedrooms. Please advise when booking if you would like this additional space.
Although the property is located right on the river, there is no boat available to use and we advise that the property isn’t suitable for young children due to the proximity of the water’s edge.
We advise that, on arrival, you drop off luggage and park the car for most of your stay. Parking within the town is often not the most convenient, especially during the summer months. We recommend using the Park and Ride service located at the top of the town next to Dartmouth’s two main supermarkets. For more information and guidance, please ask when booking.
Steppes provides waterside living at its best whilst allowing you to access the town with ease. The car can be left behind for the entire duration of your stay in the beautiful town of Dartmouth!

Parking:
The property has no parking on site; however, you can pull up to unload in front of the main steps that lead down to the property to load and unload. Between 1st October and 30 April there are lots of free and unlimited spaces throughout the town, the majority of those being on ‘Southtown’ which is the road leading up to the entrance gate or ‘Embankment Road’ which is the road that runs along the entire river.
The main central car park located is just a 10 minute walk from the property and can be controlled using the PaybyPhone App or alternatively, the Just Park app can offer local alternatives.
During the main season (May-September) the ‘Park and Ride’ offers the best solution with regular buses running through the day.

The Boathouse:
The Boathouse is available as an extra to the main house and sleeps 5 guests over 2 bedrooms in 3 beds. The additional charge is £200 per night and should be added to the booking form as an ‘extra’ when making a reservation.
